Pensioner Rebates not incorporated in Rates Assessments • Kindly note that the Rates Department does not take Pensioner Rebates on existing rates accounts into account when giving their rates assessments to us when we are doing a transfer. The assessment therefore comes back far higher than the Seller expects. The Seller then has to pay the higher amount and correct the situation by claiming a refund once the transfer has registered and their portion of the rates liability has been calculated. The non-issuing of rates figures due to Seller's appeal on valuation. • Under these circumstances, the rates department will not furnish rates figures. The valuations department require the seller to write to them confirming that they waive their rights to any credit refund being paid direct to them should there be a refund due to them as a result of the appeal. Only then will the valuations department allow figures to be issued. (Any refund due will be credited to the property rates account which will probably by then be in the purchaser's name) • Our seller and purchasers then enter into a written agreement regarding any refund credited to the property rates account due to the seller being paid over to the seller by the purchaser
